National Dog Day!

Celebrating National Dog Day: Fender’s Journey of Joy and Resilience

Happy National Dog Day, everyone!

Today is a special day to celebrate our furry friends who bring joy, love, and endless adventures into our lives. In the spirit of this heartwarming occasion, I want to shine a spotlight on a truly remarkable rescue dog who has captured my heart and embodies the spirit of resilience and happiness. Meet Fender, my three-legged wonder who has a zest for life like no other.

From Rescue to Radiance: Fender’s Story

Fender’s journey began not in the most ideal of circumstances. As a rescue dog, he faced challenges that could have dimmed his spirit. But Fender’s story is one of triumph and boundless joy. Despite losing a leg, Fender has never let his condition hold him back. Instead, he has embraced life with an enthusiasm that’s both inspiring and contagious.

The Joy of Hiking

One of Fender’s greatest loves is hiking. Whether it’s a scenic trail or a rugged path, Fender is always ready to tackle the great outdoors. His three legs may seem like a limitation to some, but to Fender, they’re just a part of his unique charm. With his unwavering determination and boundless energy, Fender proves that there’s no trail too challenging or view too distant for a dog with a heart full of adventure.

Splashes and Swims: Fender’s Water Fun

Water is another of Fender’s passions. From puddles to lakes and everything in between, Fender finds pure joy in swimming and splashing around. His excitement at the sight of a water hole is infectious, and he dives in with an exuberance that reminds us all to appreciate the simple pleasures in life. Watching him navigate the water with such confidence and joy is a reminder that happiness is about embracing what we have and finding joy in every moment.

A Lesson in Resilience and Joy

Fender’s story is a powerful reminder of the resilience and joy that our pets bring into our lives. Despite the obstacles he’s faced, Fender approaches each day with an open heart and an adventurous spirit. His love for hiking and swimming serves as a testament to his indomitable spirit and the incredible bond we share.

How You Can Celebrate National Dog Day

This National Dog Day, take a moment to celebrate your own furry companions and their unique qualities. Whether your dog is a rescue like Fender or simply a beloved member of your family, they all have their own special traits that make them extraordinary. Spend some extra time with your pup, engage in their favorite activities, and show them just how much they mean to you.

If you’re inspired by Fender’s story, consider supporting local rescue organizations or shelters. Every dog, regardless of their background or condition, deserves a loving home and a chance to thrive. Your support can make a world of difference for dogs in need.

A Final Thought

Fender has taught me that true happiness comes from embracing who we are and finding joy in life’s simplest pleasures. His resilience and love remind me every day of the incredible bond we share with our pets and the profound impact they have on our lives.

Happy National Dog Day to all the incredible dogs out there and to their loving families! Celebrate your pets, cherish the moments you have with them, and remember to find joy in every wag of their tail and every splash in the water.

How to Get the Best Mortgage Rates in Today’s Market

How to Get the Best Mortgage Rates in Today’s Market

Getting a good mortgage rate can save you a lot of money over the life of your loan. Here are some simple tips to help you get the best rate in today’s market.

1. Check Your Credit Score

Your credit score is very important when it comes to getting a mortgage. Here’s how to improve it:

  • Look at Your Credit Report: Get a copy of your credit report and make sure there are no mistakes.
  • Pay Off Debt: Try to reduce the amount of money you owe.
  • Don’t Open New Credit Accounts: Avoid applying for new credit cards or loans before you apply for a mortgage.

2. Save More for a Down Payment

The more money you can put down when you buy a home, the better your mortgage rate will be. Aim for at least 20% of the home’s price.

3. Compare Different Lenders

Interest rates can vary a lot between lenders. Here’s what you should do:

  • Get Quotes from Multiple Lenders: Contact several lenders to see what rates they offer.
  • Look at Different Types of Loans: Compare fixed-rate, adjustable-rate, and other types of mortgages to find the best one for you.
  • Negotiate: If one lender offers you a lower rate, see if another lender can match or beat it.

4. Lock in Your Rate

Once you find a good rate, lock it in. This means the rate won’t change before you close on the house, even if rates go up.

5. Lower Your Debt-to-Income Ratio

Lenders look at how much debt you have compared to your income. To improve this ratio:

  • Pay Down Debt: Focus on paying off loans and credit cards.
  • Increase Your Income: Look for ways to earn more money.
  • Don’t Take on New Debt: Avoid getting new loans or credit cards before you get your mortgage.

6. Consider Shorter Loan Terms

Loans with shorter terms, like 15 years instead of 30 years, usually have lower interest rates. Your monthly payments will be higher, but you’ll pay less interest overall.

7. Stay Updated on Market Trends

Interest rates can change based on economic conditions. Keep an eye on the news to understand when rates might go up or down.

  • Read Financial News: Follow reliable sources to stay informed.
  • Talk to a Financial Advisor: They can give you advice based on the latest trends and your personal situation.

Conclusion

Getting the best mortgage rate takes some work, but it’s worth it. Check your credit, save for a bigger down payment, compare lenders, lock in your rate, improve your debt-to-income ratio, consider shorter loan terms, and stay informed about the market. By following these steps, you can find a mortgage that fits your budget and helps you buy your dream home. Happy house hunting!

A Journey Back to School: Navigating Loss and Healing

As a retired educator, returning to the classroom after years of shaping young minds can feel like stepping back into a familiar, comforting embrace. But what happens when tragedy strikes, and the halls are filled not with laughter and learning, but with grief and heartache?

That was the reality I faced when news reached me of the sudden passing of a former colleague – a beloved teacher who had left an indelible mark on our school community. As I processed my own feelings of shock and sorrow, I received a phone call. I knew that I couldn’t stay on the sidelines when asked to be back in the game. I had to return to my former school where I could offer whatever support I could, especially to the eighth graders who were grappling with the loss of someone they had looked up to and admired.

Walking through those school doors once again, I was met with a mix of emotions – sadness, yes, but also determination and a sense of purpose. These students, many of whom I had taught years ago, were now facing a profound loss, and I was determined to help them navigate their grief and find healing in the midst of tragedy.

In the days that followed,  I witnessed firsthand the raw emotions and silent tears of students struggling to come to terms with the loss of their teacher and friend. As we sat together, sharing memories and stories, I was struck by the resilience and strength of these young souls, who were grappling with emotions far beyond their years.

In the midst of our collective sorrow, I knew that we couldn’t ignore the reality of the world outside those classroom walls. Tests still had to be taken, assignments still had to be completed – life, in all its complexity, continued on. And so, we found ourselves balancing the need to grieve with the demands of academic life, navigating a delicate dance between tears and testing, writing and mourning.

But through it all, we leaned on each other for support, finding solace in the shared experience of loss and the bonds of friendship that held us together. Together, we wrote poems and paragraphs about their teacher, pouring out our hearts on paper and finding comfort in the act of putting pen to page. And as we navigated the bittersweet journey of saying goodbye, I saw firsthand the power of writing as a tool for healing and self-expression.

Ultimately, our journey through grief has not been easy, nor has it been without challenges. But as we stand together, stronger and more resilient than before, I know that we have come through the storm with a newfound sense of unity and purpose. And though we will never forget the teacher we lost, we will carry forward the lessons he taught us – about love, about loss, and about the power of community to heal even the deepest wounds.

As I prepare to leave the classroom soon, my heart is heavy with sorrow but also filled with hope. I know that my journey as a retired educator has come full circle. In returning to the school that holds so many memories, I have found not just a sense of closure, but a renewed sense of purpose – to help guide these young ones through the trials and tribulations of life, and to remind them that even in the darkest of times, there is always light to be found.

Another Dream Achieved

After my divorce, I decided I wanted to see the 30 MLB ball stadiums and hike at National Parks along the journey to 30. If you’ve been watching my adventures, you know I have marked off A LOT of those dreams.
One thing I’ve wanted to add to my experience is a teardrop camper. For one reason or another, dropping the money for one hasn’t been on the top of my list. After retiring and only having a teacher’s pension consistently, I have put my all into real estate. Thankfully, I’ve done amazingly well and will continue to work hard, but I felt like this purchase was a huge splurge that was for “sometime later.”
Well, “later” came yesterday. I found this little jewel on FaceBook Picture of Kathy Paul with her new FreeSolo camperMarketplace and took my dad to help me check it out. It was used for a year by a couple-well the wife hated it, so his dreams came to an end quickly. So it seems like a brand new camper at a used price. Win-win.
We brought it home after some driving lessons and practicing setting it up and tearing it down. (Not much to do, honestly.)
I have “played” since bringing it home!
I pulled out the camping themed quilt I made years ago for my “one day” camper. I have designed some vinyl quotes and images to add some fun personalization to the inside and out. I ordered cute camping sheets and a few essential lights, locks, and levelers.
To say I’m excited is a given, but I’m also proud of myself. Proud of myself for turning the lemons I was handed into lemonade. Proud of myself for not giving up. Proud of myself for finding the real me again, and following MY dreams.
I am healing. I have healed a lot in the past couple of years. That scab of divorce and betrayal will always be there, but I am stronger than I knew. And for that, I am thankful to those of you who’ve had my back all this time. True friends and family have gotten me here with their love, support, and prayers.
As Mel Robbins says about those who aren’t true friends and family… “Let them.” I’ve decided that those who choose to not be here for and with me…”let them” choose others. For those who don’t want to be at my table, “let them” sit elsewhere.
For those who do choose me, thank you.
NOW….
If you have favorite camping spots, let me know. If you want to join us, bring your hammock or tent and come along! (Sorry, but this little camper is little. Only sleeps 2.) I have started making plans for weekend adventures with some sweet little boys in my life as well as Fender and myself.

Riding the Wave: Embracing Fear Like a Boss

So, let’s talk about fear. You know, that heart-pounding, stomach-churning sensation we all love to hate? Yeah, that’s the one. It’s like our brain’s way of saying, “Hey, watch out, danger ahead!” But what if I told you that fear could be your BFF instead of your worst enemy? Crazy, right? Well, hear me out.

Picture this: you’re about to take on something totally new and scary, like starting a side hustle or asking out your crush. Your palms are sweaty, your mind’s racing with a million “what ifs,” and you’re pretty sure your heart’s about to leap out of your chest. Classic fear in action. But here’s the thing – that fear? It’s not here to hold you back; it’s here to propel you forward.

Think about all the times you’ve faced your fears and come out on top. Remember that job interview where you totally nailed it, despite feeling like you were gonna hurl the whole time? Or how about that solo trip you took, even though the thought of navigating a foreign city alone made you want to crawl into bed and never come out? Yeah, those were moments of fearlessness in action.

So, how do we embrace fear and turn it into our secret weapon? Here are a few tips from someone who’s been there, done that, and lived to tell the tale:

  1. Know thy enemy: Take a good, hard look at what’s got you shaking in your boots. Is it fear of failure, fear of rejection, or just good ol’ fashioned fear of the unknown? Once you know what you’re up against, you can start to tackle it head-on.
  2. Fake it ’til you make it: Ever heard that saying? Well, turns out there’s some truth to it. Sometimes, you just gotta put on your bravest face and dive in, even if you’re quaking on the inside. The more you act like you’ve got this, the more you’ll start to believe it yourself.
  3. Find your tribe: You know what they say – strength in numbers. Surround yourself with people who’ve got your back and cheer you on, even when you’re feeling wobbly. Whether it’s friends, family, or your trusty pet goldfish, having a support system can make all the difference.
  4. Celebrate the wins: Big or small, every victory counts. So, pat yourself on the back, treat yourself to a victory dance, or heck, throw yourself a full-blown parade. You earned it, champ.

At the end of the day, fear is just another part of the wild ride we call life. So why not strap in, throw your hands in the air, and enjoy the ride? After all, the biggest adventures often start with a little fear and a whole lot of courage. So go ahead – embrace the fear, ride the wave, and see where it takes you.

The picture of me looking “touristy” may not mean a thing to you. But when my dad said, “I’d like to come back some day to walk across the bridge,” after we had posed in front of the bridge, and looked at the bridge, and left to take the trolley across town, I knew I had to make sure he walked on that bridge. That day. If he was willing to trek across the country for me, log miles in the air, driving across the state and back from National Parks to Ball Parks, this was something that I would definitely do for him. And we did it. I embraced the shakes, the years of worry when driving acrss a bridge, and we walked that big beautiful bridge together.

Trust me. It was worth it.

Why You Need Buyer’s Representation: The Importance of Having a Real Estate Pro on Your Side

Hey there, future homeowner! So, you’ve decided it’s time to dive into the exciting world of real estate and find your dream home. Congratulations! But before you hit those open houses or start browsing listings online, there’s something you need to know: the importance of having buyer’s representation.

Picture this: you’re wandering through a charming neighborhood, and you stumble upon a house that seems perfect. The curb appeal is off the charts, and you can already envision yourself sipping morning coffee on the front porch. But hold up – before you start mentally arranging furniture, let’s talk about why having a real estate pro by your side is crucial in this journey.

Here are a few reasons why buyer’s representation is a game-changer:

  1. Expert Guidance: Sure, you can browse listings online and attend open houses solo, but nothing beats having a knowledgeable real estate agent in your corner. They eat, sleep, and breathe real estate and can provide invaluable insights into neighborhoods, market trends, and property values. With their expertise, you can make informed decisions and navigate the homebuying process with confidence.
  2. Negotiation Ninja: Negotiating the terms of a real estate transaction can be like navigating a maze blindfolded – tricky, to say the least. That’s where your buyer’s agent comes in. They’re skilled negotiators who will go to bat for you, whether it’s hammering out the purchase price, requesting repairs after an inspection, or negotiating closing costs. With their expertise, you can ensure you’re getting the best possible deal on your new home.
  3. Streamlined Process: Buying a home involves a ton of paperwork – contracts, disclosures, inspections, oh my! It’s enough to make your head spin. But fear not – your buyer’s agent is here to streamline the process and handle the paperwork on your behalf. They’ll walk you through each step, dotting the i’s and crossing the t’s to ensure a smooth and stress-free transaction.
  4. Local Insights: You may have your eye on a particular neighborhood, but do you really know what it’s like to live there? Your buyer’s agent does. They’re local experts who can provide insider knowledge on schools, amenities, transportation, and more. Whether you’re a city slicker or a suburbanite at heart, they’ll help you find the perfect place to call home.
  5. Peace of Mind: Buying a home is one of the biggest financial decisions you’ll ever make, so why go it alone? Having a buyer’s agent by your side provides peace of mind knowing that you have a dedicated advocate looking out for your best interests every step of the way. From the initial search to the final closing, they’re there to support you and ensure a successful outcome.

So, there you have it – the importance of having buyer’s representation when purchasing a home. With their expertise, negotiation skills, and local insights, a real estate pro can make all the difference in your homebuying journey. Ready to find your dream home? Let’s make it happen – together

Recognizing and Being Thankful

First things first, let’s talk about why gratitude helps me. We’ve all read how practicing gratitude has been linked to reduced stress levels, improved sleep quality, and enhanced overall happiness. We’ve seen interviewers talk to the professionals who have authored books and podcasts on the subject. But, do we follow their approaches and advice?

I have not.

Until recently.

A few weeks ago, I started a page in my prayer journal to record 3 things each day that I am thankful for from the day.

I’ll be honest, it has taken me time to get into the habit of doing this.

But, when I do I feel better. I feel thankful. I feel blessed. I feel peaceful.

I shared a video on FaceBook once about how I keep my prayer journal. It is probably not the typical entry that you may be thinking. I wanted a way to keep my ADD mind focused. I would find myself praying and “squirreling” away from what I needed to share with Jesus. I would find myself slipping into the tasks of the day vs. lifting up my loved ones.

I take a spiral notebook and write the month at the top of page. In  brainstorming format, I list the people or events that I want to pray for. When I pray for a person, I simply circle their name. Over the month, the name is circled so much that it is almost unrecognizable. It may be a rainbow of colors surrounding the name of a loved one. Seeing that proof of my time in prayer is something that leads me to continue praying like this.

Now, at the end of my prayer time, I turn to my thankful list. I take a few minutes to write at least 3 things I am thankful for. I can tell that this is making my headspace more positive.

So, join me in making gratitude a priority in our lives.  After all, life is too short not to be grateful for the little things that make it oh-so-sweet. 🌟✨

Springing Into Action: Home Buying and Selling, Inspired by My Favorite Outdoor Adventures

At the top of Moro Rock

Conquered the climb up Moro Rock in Sequoia National Park, September 2024.

As the flowers start to bloom and the temperatures begin rising, there’s a sense of renewal in the air. Spring is more than just a season; it’s a time to shake off the winter blues and embrace new opportunities. And for me, there’s no better way to welcome this vibrant season than by comparing my two favorite outdoor activities – hiking and attending ball games – to the journey of buying or selling a home.

Hiking into Home Buying: A Journey of Discovery

Embarking on the home-buying journey feels a lot like setting out on a hiking adventure, something I enjoy very much. Just like planning the perfect hike, I begin by charting my course – defining my budget, scouting neighborhoods, and identifying those must-have features. And much like gearing up with the right equipment, getting pre-approved for a mortgage ensures a smooth ascent into the world of homeownership.

During the hike, each trail presents different challenges – just like the diverse properties you’ll encounter. I take note of the surroundings, weigh my options, and remain open to the unexpected beauty of each home. It’s like finding that perfect spot to soak in breathtaking views – only this time, it’s the home that captures my heart.

Ball Games and Home Selling: A Team Effort

Now, let’s talk about selling – a team sport that, like attending a ball game, brings a sense of community and excitement. Getting my home ready for sale is like the preparation before a big match. Decluttering, staging, and minor repairs become my pre-game rituals, setting the stage for a winning performance.

Once my home is listed, it’s game time! Each showing and open house is like a play on the field – showcasing my property’s strengths. I team up with a realtor, my star player, to navigate negotiations and strategize our winning moves. Just as a ball game has its ups and downs, selling a home has its twists and turns. Staying agile, adjusting strategies, and aiming for that home-selling victory are key.

Spring Fever: A Common Denominator

Whether conquering trails or navigating real estate, the common denominator is the infectious energy of spring. It’s a season of growth, transformation, and embracing the outdoors – my two favorite activities perfectly mirrored in the housing market.

So, as I lace up my hiking boots or grab my baseball glove, I invite you to join me in channeling that energy into finding your dream home or orchestrating a successful sale. After all, just like nature, the real estate market is ready to bloom with possibilities. Happy springtime adventures! 🌷🏡⚾
